Hi I’m Jeff Kropp. I run the Home Buyer Agents of Chicagoland. A question I get asked often is about the final walkthrough. I might email a client right before closing and say: “Hey Bob, we need to go do a final walkthrough, can you meet me here at this date and time?”

They might say: “Final walkthrough, what’s that? I’ve heard of that, but I don’t know what it is or what I’m supposed to be doing.”

Well, we arrange a time as close to the closing as possible. Usually the day of the closing depending on what time the closing is…to go inside the property and basically make sure it is in the same condition as when you bought it. You may have bought it a month or two prior, and a lot of things can happen in a month or two.

Obviously you want to make sure the sellers have moved out. I’ve been in situations where you pull up to the final walkthrough right before the closing and there’s a moving truck in the driveway and all of the seller’s possessions are still in the home. That’s a problem. The attorneys will work it out, and usually the seller has to give the client some money.

So that’s number one. Is the seller gone? Is the property Clean? Have the movers damaged anything when they moved everything out? Are there new water stains or new water damage that you didn’t notice a month or two ago when you were there with your home inspector? Do the appliances still work? So you’re going to kick the tires and make sure. Hey you’re about to take title and take keys to this property, the biggest purchase of your life. Let’s take a quick look to make sure it’s still in the order that you left it in months ago.
