There are many types of real estate agents. Below is a list of the various types of agents that you may come across:
Seller’s Agent (also known as Listing Agent)
A seller’s agent is a real estate agent hired by and representing the seller’s interests, lists the home on the MLS. Not important in your hiring decision, but important when it comes to accessing homes for showings and negotiating.
Exclusive Buyer Agent
An exclusive buyer agent or buyer’s agent represents buyers only and works for a brokerage that only represents buyers. This is highest form of protection since the conflicts of interest inherent in other forms of agency do not exist. Exclusive buyer brokers are few in number and are usually small independent brokers. Disclosed Dual Agent
A disclosed dual agent represents both the buyer and the seller in the same transaction. This is the worst form of representation since the agent “rides the fence” in negotiations, trying to be fair to both sides. The law recognizes this risk and requires many disclosures.
Designated Agent
A designated real estate agent is appointed by his or her sponsoring brokerage to assist the principal in a transaction. Most large traditional firms handle buyers this way. It can be risky since many of the homes you may want to see may be either listed by this agent or his brokerage. This leads to a conflict of interest, especially in smaller market where agents all know each other and may reveal your confidential information to “get the deal done”.
